Project management for the design, development, and construction of a $2 million residential complex — the full zero-to-one-hundred engagement, carrying the project from initial design through permitting and into completed construction.
Transit & Streetscape
2nd & 4th Streets Pedestrian and Streetscape Improvements
Construction management and inspection for a $7 million transit mall improvement project in one of Santa Monica's busiest commercial districts. The work required compliance with Caltrans requirements and strict scheduling, extensive planning and coordination to minimise disruption to surrounding businesses, federal funds tracking compliance, and change order, RFI, and progress payment logging.
Roadway
Golden Lantern Roadway Widening
Construction management and inspection for a 1.7-mile roadway improvement and widening project. The work required extensive utility coordination for the relocation and adjustment of several facilities, and close coordination with surrounding schools to alleviate traffic impacts during construction.
Capital Improvement
Annual Street Improvements Programme
Project management and construction inspection for a $4 million citywide programme improving streets, sidewalks, and parking lots, requiring multiple agency and utility coordination. Scope included over 50,000 sf of sidewalks, 20 ADA ramps, 10,000 sf of driveways, 12,000 lf of curb, and 18,000 lf of gutter plate.

Yorba Linda Boulevard Rehabilitation
City of Yorba Linda — Plans, specifications, estimates, and quantity tracking during construction of a two-mile primary arterial rehabilitation: asphalt overlay and reconstruction, curbs and gutters, cross gutters, sidewalks, driveways, ADA ramps, striping, signal loops, and traffic control.
Culver Drive / Walnut Avenue Intersection
City of Irvine — Community outreach and utility coordination on a $2.5 million intersection improvement: roadway widening, median and traffic signal modifications, landscaping and irrigation, and ADA-compliant sidewalks, bus stops, and access ramps.
University Drive Improvements
City of Irvine — Plans, specifications, and estimates for a $1.7 million roadway improvement requiring coordination with The Irvine Company, Caltrans, and multiple utility agencies, plus an arboricultural evaluation and construction engineering support.
Residential Street Asphalt Overlay
City of Lake Forest — Construction management and inspection for a citywide overlay programme, including utility and municipal coordination, bid-item quantity tracking, and bi-weekly progress reporting to the board.
ADA Access Ramp Programme
City of Lake Forest — Quantity and location tracking for a citywide ADA ramp replacement programme.
Water District Pipe Replacements
Laguna Beach Water District — Design and construction support for cast iron pipe replacement on High Drive and Monterey Drive, and a pipe upgrade on Palmer Street to provide fire flow.
